Frequently Asked Questions
Is there a minimum/maximum size requirement for tiny homes?
Maximum size for any vehicle parked on site is 40ft long. As long as the vehicle is roadworthy and meets all criteria to legally be on the road it is allowed.
Are utilities included in the cost of renting a space?
Water, sewer, trash, and WiFi are included, electric is individually metered.
Are pets allowed in the community?
We are a pet friendly community. We love our furry family members! Please make sure to clean up after yourself and play nice with others. Our dog park is currently under contruction.
Is there guest parking available?
Yes, There is limited guest parking on site.
What is the maximum and minimum number of nights that I can stay at the community?
We’d love to have you stay for a minimum of 1 month, up to 6 months if it’s your first stay. We do have short term parking with a 2 night minimum.
Is there storage available for belongings?
There is no storage available to guests on site.
Can I bring my own grill or fire pit to use?
Absolutely! If you are going to be using a fire pit, make sure to follow county burn ban guidelines which can be found here https://www.aransascountytx.gov/main/publicnotices.php
Are there any designated quiet hours?
We ask that you respect city noise ordinance for our community. Quiet hours are Sunday thru Thursday 10pm-7am, Friday & Saturday 11pm – 7am.
Are there any restrictions on the use of generators?
We do provide electricty hook ups however, should you need to use your generator in the event of an emergency, these are approved for use on the property.
Is there a maximum number of vehicles that can be parked at each space?
Each space is designed to have enough room for your RV or Tiny Home and 2 other vehicles to park. There is limited guest parking as well.
Can I fish and/or swim in the pond?
Yes, swim at your own risk, there is no lifeguard on duty. Fishing is catch and release only for our first 3 years.
